The Price

Establishing the list price is a critical part of a successful sale. Take the emotion out of the equation and price your property realistically. Overpricing usually leads to a slow sale resulting in less money for you at the closing table.

The Market

Understanding trends in your market provides guidance in proper pricing. A market analysis outlines comparable properties in your area that recently sold, are currently for sale and ones that did not sell.

The Proceeds

Once you decide on a list price, your REALTOR® will calculate the estimated net from the sale. Many factors beyond price come into play to determine what you will walk away with at closing. Closing costs, bonuses, buyer incentives, and others may apply.

The Agreement

You and your REALTOR® will complete and sign a listing agreement that outlines the price and acceptable terms for the sale, gives your agent permission to market and show your home and states what the fee will be for selling your property.

The Listing

Most REALTORS® will ask for an exclusive right-to-sell listing agreement. This means that you will owe the broker a commission regardless of who finds a buyer during the listing period. This is the most common type of listing agreement used today.

The Marketing

Most listing agents won't be the one to sell your property, but the right listing agent will cause it to sell! A solid multi-faceted marketing plan, strong community, and industry involvement are all important qualities to look for in a listing agent.

The Offer

When a buyer makes an offer on your home, your REALTOR® will contact you promptly. The written offer lays out all the terms of the proposed transaction and becomes a binding contract if you sign it.

The Closing

The sale formally ends at the closing table. In most transactions, the closing lasts less than an hour and often occurs at the title company office. Be sure to bring your driver’s license to the closing.
